🚭 Smoking & Vaping
• No smoking or vaping anywhere on Sterling Beach property, including balconies, walkways, pool area, and all common areas.
🏖 General Rules
• Management may stop any unsafe or disruptive behavior.
• Nothing may be thrown, dropped, swept, or spit from balconies or walkways (Florida law considers this a serious offense).
• Nothing may be hung on balcony railings.
• No feeding birds.
• No grills or open flames on balconies.
• No fireworks.
• Quiet hours: 9 PM – 10 AM.
• No abusive or vulgar language in common areas.
• Return luggage carts immediately after use.
🐾 Pet Policy
• No pets allowed in rental units.
• Only owners may have pets (with restrictions).
• Service animals must be registered with management before arrival.
🚗 Parking
• Limit 2 vehicles per unit.
• All vehicles must be registered and display a valid parking pass.
• No boats or trailers during busy seasons; unauthorized vehicles may be towed.
• Golf carts/scooters are for drop off and pick up only.
• No vehicle or trailer may remain unused on property for more than 30 days.

• No glass in the pool area.
• No drinks or objects within 4 feet of the pool.
• Food allowed only in the grill area.
• Only infant floats permitted.
• Pool/hot tub for owners and registered guests only.
• Children under 12 must be supervised; under 3 not allowed in the hot tub.
• No running, diving, rough play, or throwing objects.
• Music only with headphones.
• Towels/clothing do not reserve chairs.
• No umbrellas in the pool area.
• Guests 12+ must always wear Sterling Beach wristbands in the pool area.
• No smoking or vaping in the pool area.
🏝 Beach Rules
• No glass or pets on the beach.
• No tents in front of beach chairs.
• No items left on the beach after Dark.
• No throwing balls in crowded areas.
• Music must not disturb others.
• No storing or chaining surfboards or beach toys on common property.
⚠️ Serious Violations
• Throwing or spitting from balconies/walkways with intent to harm = immediate eviction.
• Physical altercations require law enforcement and will result in eviction.
• The Sterling Beach Board of Directors may issue fines up to $100 per day or per violation.
