This is a one-time fee for your entire stay.
Guests are covered by Waivo Damage protection policy. Every booking includes third party damage insurance.

• 45+ Days Before Check‑In: Full refund minus the 10% deposit and security deposit.
• 14–44 Days Before Check‑In: 50% refund issued.
• 7 Days or Less Before Check‑In: No refunds will be made.
🏖️ Long‑Term Rentals (28 Days or More)
• Full payment is due 30 days prior to arrival.
• A 10% deposit is required to hold dates.
• This deposit is non‑refundable if cancellation occurs less than 60 days before arrival.
💳 Payments
• Payment must be made in full within 14 days of arrival.
• We can accept payments up to 14 days before check‑in, but you must notify us ahead of time before the invoice is sent.
• Accepted payment methods:
• Credit cards (3% processing fee applies)
• Personal checks (always welcome)
• Stripe (offers flexible payment plan options but you must let us know in advance so we can set this up)

We want you to feel at home, relax, and enjoy your beach getaway. Please take a moment to review these guidelines so everyone has a smooth and happy vacation:

• We are not part of the on‑site property management company. If you need anything, contact me directly I live nearby and am happy to help.
• Check‑In Requirement: Upon arrival, you must check in at the front office in Building A to receive your parking pass and wristbands. The office will collect a $32.99 fee plus tax. This is the only thing you need to go to the front office for — everything else, you call me directly.
• Towels, linens, and a starter pack of essentials are provided:
• 1 roll of paper towels
• 1 four‑pack of toilet paper per bathroom
• 2 garbage bags
• 2 dishwasher pods
• 2 laundry pods
• Travel‑size shampoo/conditioner + soap in each bathroom
🚫 Important Rules
• No smoking inside the unit. A $350 cleaning fee applies for violations.
• Keep the door shut while the AC is running to avoid damage and extra costs.
• Please rinse sand off feet and beach toys at the wash station by the pool before coming inside.
• Chairs stay outside or on the balcony not inside the condo.
• Do not feed the birds or hang towels from the balcony railing.
• No luggage carts inside the unit. They damage floors and walls. A $75 fee applies if brought inside.
🛋️ Care & Safety
• Housewares and furnishings are inventoried. Please report any broken items so we can replace them quickly.
• All minors must be accompanied by an adult.
• All county and state laws must be followed.
• Pest control visits once a month. If they arrive during your stay, please allow them to spray.

• Starting January 2026, Bay County requires all guests 18+ to provide ID. No exceptions.
